SECTION 3: FALLS COUNTY
Falls County is a county in the U.S. state of Texas. As of the 2020 census, its population was 16,968. The county seat is Marlin. It is named for the original 10-foot-tall waterfall on the Brazos River, which existed until the river changed course during a storm in 1866. The present falls is two miles northeast of the original falls, at the Falls on the Brazos Park, a camping site only a few miles out of Marlin on Farm to Market Road 712.
Falls County is part of the Waco, Texas, metropolitan statistical area.
With a large portion of its economy based on agriculture, Falls County is sixth among 254 Texas counties in corn production.
The state legislature formed Falls County from Limestone and Milam Counties in 1850, and named it after the falls of the Brazos River. Marlin became the county seat.
By the census of 1860 the county had 1,716 slaves. Falls County voted in favor of secession from the Union. The county fared better during Reconstruction than most, perhaps due to its distance from areas subject to Union military occupation.
Marlin began to be known by the healing powers of its hot mineral waters by the 1890s. Conrad Hilton built the Falls Hotel, with a tunnel to a mineral bath, to accommodate the business generated by the hot spring.
The Houston and Texas Central Railway became the first railroad through the county around 1870. The Waco Division of the San Antonio and Aransas Pass Railway, in 1886–1925, had multiple stops in Falls County. In 1902, the Missouri Pacific Railroad passed through the county.
A log cabin served as the county's first courthouse in the 1850s, until the second courthouse was built of white cedar. The second courthouse burned in 1870. A third courthouse was built in 1876, but was damaged by a storm in 1886.
A fourth courthouse was built in 1888, which by the 1930s had greatly deteriorated. The concrete, brick, and stone fifth and present-day courthouse, designed by architect Arthur E. Thomas, was completed in 1939.

Texas is a state in the South Central region of the United States. At 268,596 square miles (695,662 km2), and with more than 29.1 million residents in 2020, it is the second-largest U.S. state by both area (after Alaska) and population (after California). Texas shares borders with the states of Louisiana to the east, Arkansas to the northeast, Oklahoma to the north, New Mexico to the west, and the Mexican states of Chihuahua, Coahuila, Nuevo León, and Tamaulipas to the south and southwest; and has a coastline with the Gulf of Mexico to the southeast.
Houston is the most populous city in Texas and the fourth-largest in the U.S., while San Antonio is the second most populous in the state and seventh-largest in the U.S. Dallas–Fort Worth and Greater Houston are, respectively, the fourth- and fifth-largest metropolitan statistical areas in the country. Other major cities include Austin, the second most populous state capital in the U.S., and El Paso. Due to its size and geologic features such as the Balcones Fault, Texas contains diverse landscapes common to both the U.S. Southern and the Southwestern regions. Although Texas is popularly associated with the U.S. southwestern deserts, less than ten percent of Texas's land area is desert. Most of the population centers are in areas of former prairies, grasslands, forests, and the coastline. Traveling from east to west, one can observe terrain that ranges from coastal swamps and piney woods, to rolling plains and rugged hills, and finally the desert and mountains of the Big Bend.
The term "six flags over Texas" refers to several nations that have ruled over the territory. Spain was the first European country to claim and control the area of Texas. France held a short-lived colony. Mexico controlled the territory until 1836 when Texas won its independence, becoming the Republic of Texas. In 1845, Texas joined the union as the 28th state. The state's annexation set off a chain of events that led to the Mexican–American War in 1846. A slave state before the American Civil War, Texas declared its secession from the U.S. in early 1861, and officially joined the Confederate States of America on March 2 of the same year. After the Civil War and the restoration of its representation in the federal government, Texas entered a long period of economic stagnation.
Historically, four major industries shaped the Texas economy prior to World War II: cattle and bison, cotton, timber, and oil. Before and after the U.S. Civil War, the cattle industry—which Texas came to dominate—was a major economic driver for the state, and created the traditional image of the Texas cowboy. In the later 19th century, cotton and lumber grew to be major industries as the cattle industry became less lucrative. It was ultimately, though, the discovery of major petroleum deposits (Spindletop in particular) that initiated an economic boom which became the driving force behind the economy for much of the 20th century. Texas developed a diversified economy and high tech industry during the mid-20th century. As of 2022, it has the most Fortune 500 company headquarters (53) in the United States. With a growing base of industry, the state leads in many industries, including tourism, agriculture, petrochemicals, energy, computers and electronics, aerospace, and biomedical sciences. Texas has led the U.S. in state export revenue since 2002, and has the second-highest gross state product. If Texas were a sovereign state, it would have the 10th-largest economy in the world.

- No, there are no other costs/fees. We draft all required documents and we cover the transfer tax, recording fee and all mailing costs.
I live out of state and I am wondering if the deal can be closed via mail? Or do I need to travel to sign papers?
- No, the entire process can be done online and there are no documents for you to sign. The entire process is handled from our end.
I live outside of the USA and I am not a US Citizen. Can I legally own land within the USA?
- Yes, non US citizens can legally own land within the USA. Approximately 10% of our buyers are non US citizens.
Has anyone ever build on a property that they've bought?
- Yes! This is the real deal! When buying one of our buildable lots, many of our buyer elect to build log cabins, prefab homes and standard built homes.
Do I get water rights with this property?
- No, as is common practice with almost all rural, dry western states, water rights are obtained separate from real estates. This sale is just for the land.
How would I obtain water?
- A well would be necessary to obtain water as most of our properties are not hooked up to city water. However, some buyer elect to collect water with tanks and other hire services to have water delivered to them regularly.
What mineral rights to I get with this land?
- We convey 100% of our mineral rights with this sale. This will be called out on the Warranty Deed.
Is there sewer service or do I need a septic tank?
- Sewage would be via septic tank. There is no city sewer system for the property.
Is there a time limit to build?
- No, there is no time limit to build and no maintenance required. The property can sit vacant as long as you like. The land is sage and wild grasses. There is no upkeep required.
Are there any back taxes or liens on the property?
- The taxes are paid current and there are no back taxes or liens on the property. The land is free & clear of any encumbrances. But also don't just take our word for it, we encourage all of our buyer to do their due diligence so that they know exactly what they're buying.
What type of deed is used to transfer ownership?
- The deed will be a Warranty Deed, the strongest and safest of deeds.
What improvements have been made to the property?
- None, this is a vacant property. It has not been fenced, there are no homes or buildings on the property and the land is free and clear of trash. This is a pristine piece of land.
Can I have more than one name/person, a trust, a corporation or LLC listed on the deed?
- Yes, we can deed the property to whoever/whatever you would prefer.
