FORBES PARK COLORADO LAND FOR SALE
LAKEFRONT WITH ELEC/PH. and fiber optic VIEWS AND WILDLIFE IN FORBES PARK COLORADO
2354 Benton Place is truly a special 1.9 acre nicely wooded parcel in Forbes Park Colorado that slopes down very gently from Benton Place through the larger aspens and pines to back up to a very large meadow of protected common lands and Forbes Lake. This parcel is about 1/2 forested and about 1/2 grass and wildflower meadow. From the perfect building site where the parcel turns from wooded to meadow you have spectacular 180 degree panoramic views looking out over the very pretty larger lake in the development, the very larger protected common lands meadow and surrounding forested and snow capped mountains. From the back lot line it is about 100 feet to the lake through the protected common lands meadow. From the perfect building site you look right up the longest part of this very pretty alpine mountain lake, which is fed by snow melt, rain and spring water. You can hike from the parcel across the protected common lands meadow to a beautiful area of the San Isabel National Forests for even more of your mountain enjoyment. This is a favorite area of the development for the deer and elk to graze in the lush grass meadow and drink from the lake and you will view many of them right from your back porch on this parcel. There are always ducks and loons in the lake and also many other birds from hummingbirds, songbirds to quail, turkey and eagle for your viewing. You can enjoy canoeing, kayaking, mountain biking, hiking, cross country skiing and snow shoeing from this beautiful parcel.
Currently there are only four other nicely maintained homes on Benton Place, so that it feels very private. This pretty view lakeside parcel has underground power and phone with dsl and fiber optic internet available onsite. Being slightly sloped for easy building and usage, having underground power, phone and high speed internet onsite, attached to a large common lands meadow so that your views will never change and of course looking right at a beautiful lake; this parcel is what everyone dreams of. There is a new custom home going up just down and across the road from this parcel, and many new homes currently under construction and homes in Forbes Park are selling quite quickly lately meaning prices will be going up shortly.
While building a home for a customer in Forbes Park there was a doe and fawn mule deer that would bed/down and sleep under the deck and several that would bed/down and sleep behind a firewood pile stacked about 25 feet from the home, elk that would stand in the meadow infront of the home watching us work. While cutting a notch in a log for the cabin I looked up and there were 75 elk standing in a row across the meadow watching me work. There is an abundance of wildlife including elk, deer, black bear, coyote, rabbits, and birds from eagles, hawks, turkey, grouse, ducks, loons, songbirds and hummingbirds for your viewing pleasure.
This very pretty view lakeside parcel is perfect for your new log cabin in a postcard picture perfect setting offered for a modest $65,000.You can search youtube with the address 2354 Benton Place or my youtube channel MOUNTAINDREAMLAND to view videos of this beautiful lakeside parcel and surrounding areas.
The parcel is located in the beautiful gated mountain development of Forbes Park, which is 37 miles west of Walsenburg. Forbes Park was developed by Malcolm Forbes in 1977 and sold out in 1982 and this is a very quality parcel up for resale. To the east and south is a great area of the San Isabel National forests, to the west are 175,000 + acres of the Trinchera Ranch which is the largest private ranch in Colorado set aside not to be developed, this assures a very large area of land that will never be developed and abundant wildlife for generations to come.
Forbes Park is an electric card key gated development of about 13,000 acres with about 5,000 acres of meadows, forests, streams, beaver ponds and lakes in protected common lands and many miles of trails for hiking, mountain biking, cross country skiing, and wildlife viewing. It also backs to a beautiful area of the San Isabel National forests for even more of your mountain enjoyment. There are many very nice log homes, timberframes and conventional homes and cabins in the development, and it is an area of abundant wildlife, and you will see herds of deer and elk in the meadows and forests and many birds from hummingbirds, songbirds to quail, turkey and eagles, and being electric card key gated provides privacy and security for peace of mind. Forbes Park is a place with a little slower peaceful pace, no crime and nice people who care about each others well being.
With a blanket of snow comes a quiet time in Forbes Park; a perfect time for cross country skiing on the many trails or on the 116 miles of alpine mountain roads right within the development. A short drive, a ski resort on the top of the continental divide that gets the most powder in the state beckons. Or sit around the fireplace with family or friends looking out over the snow capped mountains. Spring in Forbes Park is a time of snow melt, the streams and lakes run full, the aspens leaf out, grasses green, the wildflowers come to life, the birds come back for the summer; its a time of awakening. Summer is a time of weather that is as close to perfect as you can get. The air cool and dry, while the sun warm, many come here to escape the heat and humidity. It is the perfect time of year to hike the forested mountain trails, flyfish the streams for wild natural native trout, sit by the lake with a good book, or mountain bike to the top of a mountain where the views are forever. Fall is a favorite time of the year for me; as the aspens turn brilliant shades of yellow, orange and reds, the elk bugle in the meadows, the sunsets are amazing and the evening fall sky is clear to the heaven's above.
There is a well run association with yearly dues of $275 and some covenants to help keep it more pristine, quiet, harmonious and protect the abundant wildlife, such as:
No dirt bikes, quads, A.T.V.s or motor boats are allowed.
No large hoofed animals may be kept. ( You may ride horses, but not keep them here).
No hunting or shooting in the development ( you may hunt in the National Forests )
A home or cabin must be at least 600 Sq. Ft., be built onsite and more earth tones in color.
The County plows and maintains the road from Hwy. 160 to the Forbes Park gate and the Forbes Park Association maintains and plows the roads in winter with their own equipment and employees. There is a very nice smaller community building with restrooms and showers and a trash dumpster for your use and there are well trained managers for assistance, security and to oversee Monday through Friday 8am - 4pm. You may RV on the parcel for up to 3 weeks per year if desired, or for up to a year while a home is under construction. There is also a board of directors with a vision to help maintain Forbes Park as the beautiful, pristine place that it is, and also a well trained volunteer first response medical team as well as other volunteer groups.
There are a couple of very nice golf courses within a half hour or so, and five breathtaking ski resorts within an hour to two hours drive.
Wolf Creek Ski Area Taos Ski Valley Monarch Ski Area Red River Ski Area and Angel Fire Resort
You can also visit youtube and do a search for any of these ski resorts to view videos and see more of what they are like and have to offer.
Its about 3 1/2 hrs to Denver, 2 1/2 hrs to Colorado Springs or 1 1/2 hrs to Pueblo or about 1 1/2 hrs to the beautiful Taos New Mexico for shopping, flights, etc. and its about 12 miles from the gate to smaller towns for groceries, gas, motels, restaurants, hardware/lumberyard, most amenities, or 26 miles to San Luis the oldest town in Colorado with eateries, coffee shops, etc., and 40 miles to the larger Alamosa with many eateries, hotels, abundant shopping, lumberyards, airport, etc. There are smaller airports in Alamosa, Walsenburg and Angel Fire. And many smaller quaint high mountain towns for exploring like Cuchara, La Veta, Creede, Lake City, South Fork, Platoro, Red River, Angel Fire, etc. a short drive.
I offer a closing by mail with a local title company and my price includes the closing, the recorded warranty deed and the title insurance policy. This makes for a safe, secure, smooth transfer of the parcel for both parties. The parcel is surveyed and staked, and upon your first visit, I will meet you at my office by the gate to bring you into the development and show you your parcel and its lot lines, and have any questions answered that you may have, and try to help with your dream of owning land in the Rockies in any way that I can.
All pictures are of the actual parcel and its views in summer, spring, late fall and winter. My descriptions are written by me personally for the individual parcel. A good deal of effort goes into acquiring the best parcels for your consideration, and I have a good deal of commitment to the area, having an office by the entrance of the development to be able to better assist my customers. I am a third generation custom home builder that is also associated with other builders and log home representatives within the development and surrounding area to be better able to offer more options for my buyers. I have also spent a considerable amount of time on each of my parcels for sale, and can give an honest appraisal of what type of home would work well and what type of costs may be involved in building on it.
A couple who purchased a parcel from me, had told me that Forbes Park was like medicine for the soul, and it is truly a nature lovers paradise and much more like a nature preserve than a subdivision.
