I am willing to take monthly payments of $1,000 with a $4,000 down payment.FOR SALE BY OWNER3-Story fixer house with three bedrooms and two full bathrooms, one with toilet and bathtub, the other one with toilet and shower. This house is not one of the cheap houses located in a bad neighborhood. It is located on the outskirts of the gorgeous and safe Oil City PA just a few minutes away from downtown. It is the last house on a private secluded street surrounded by beautiful trees sitting up on the hill overlooking the mountains and everything below it, the valley, the Oil Creek and the roofs of other houses. The house sits on 0.13 acres, but there are no immediate neighbors to the West, South and East of the property, it's just woods. That means a huge backyard and total freedom for miles as if you owned the woods. And to the North is the street and front door. The closest neighbor is on the other side of the street.Amazing locations like this one are very hard to find for such a low price. Don't miss out.CONDITIONHouse is sold in as-is where-is condition. This property is condemned due to the water and electricity currently being shut off. Once the water and utilities are turned back on you may request to remove this status. This has been confirmed by the Oil City director of code enforcement. The condition of the electrical and plumbing are unknown. Roof, foundation, and overall structure appear to be in solid shape.I purchased this property all cash in 2020 in the above described condition with the intend to move there and slowly fix it up myself. However due to the pandemic things have been moving very slow for me and I still haven't made it out of Los Angeles CA. In addition I recently received a letter from Oil City code enforcement that my property is in violation of four codes due to neglect. I have been in constant communication with them and they have been very nice and patient and it's been rather pleasant talking to them. However I don't know when I'll be able to do anything about it so I am forced to sell it. My loss is your gain. I added a picture of the four code violations (please check). I don't think it is as bad as it sounds because on the phone the city code enforcement only talked about how overgrown it is and that I needed to do a lot of yard work. And the house is locked so they couldn't have inspected it from the inside. Also last year a house flipper offered me a decent amount for the house after inspecting it from the inside. And I doubt he would have mad the offer if it didn't meet his criteria. Let's just say I would have accepted his offer if I knew I'd be forced to sell it.PICTURESPlease note that the first picture is from the year 2000 and the second picture shows the property how overgrown it is now. All other pictures are from 2020, but the interior looks the same as it has been checked on last year and the house is locked. The last picture is of the list of violations and the one before it shows some of the view standing in front of the house.ADDITIONAL INFOI own this property free and clear. I got the warranty deed. There are no liens, no encumbrances, no easements or anything like that against the property. I've also been paying all property taxes every year, it's only a total of $150/year. So the winning bidder will own the property free and clear with all property taxes paid and up to date.As mentioned on top, the winning bidder must make a $500 non refundable deposit within 24 hours. If you don't have your own title transfer company I know one that will do the transfer for $500 and you'll pay them directly (this is not the $500 none refundable deposit). I am willing to do monthly payments of $1,000 with a $4,000 down payment. If you have any questions please don't hesitate to contact me. I will respond at my earliest convenient. Oh, one more thing, please check out Oil City on Youtube. There are a few nice videos of it there so you can see what a nice little town it is.Thank you and happy bidding

Just wanted to give additional information: *There is no garage and you cannot drive up right to the house, it's street parking only. *I don't know how much it will cost to fix up the house, I never got an estimate. *I don't know if or when or what the city will inspect again. However they have been nice and patient with me so I assume they will be patient with the new owner as well. *Please do all your research before you place a bid. If you place a bid and win the auction it's too late to do research as you are responsible to pay. *Please do NOT bid on this property if you are not sure about purchasing it, as it costs over $100 to list this and I don't want to go through the hassle of having to relist it and answering the many questions bidders have. I just want a smooth and quick transaction, so please be fair and bid ONLY if you will make a $500 non refundable deposit within 24 hours of end of auction and have either $4k down (+$1k/mo till paid off) or the full price. Thank you
